Park Manager responsibilities
Park Managers are responsible for the operations of an entire holiday park, ranging from small, traditional parks with basic accommodation or camping grounds to five star parks with luxury cabins and resort-style facilities.  While guests are enjoying themselves, park managers have their work cut out for them taking care of the many behind-the-scenes tasks that contribute to an efficiently run, clean and comfortable facility in which guests can enjoy themselves.  ATPM Managers are required to carry out their responsibilities according to ATPM’s Operational Plans which cover 6 key areas - Asset Cleaning, OHS, Landscaping, Security, Waste Management and Local Marketing.  Typical responsibilities include but are not limited to:

Reception – Check-in/Check-out using RMS, answering emails, selling tours & kiosk items, taking phone calls, setting up free wifi accounts, offering information on the local area
Customer service - developing a rapport with customers, backing caravans onto sites, sorting out complaints, assisting holiday van owners and park residents
Back Office – data entry, banking, reporting, administration, purchasing, budgeting
Amenity and Cabin cleaning
Maintaining park grounds, security and OHS – mowing, landscaping, pool maintenance, waste management, conducting inspections, looking for potential hazards
Sales & Local Marketing – park newsletters, running activities and social events, meeting with local businesses and tourism information centres
Staff Management – recruitment, induction, training, payroll, and performance management.

What skills do you need?
Our most successful managers receive personal satisfaction from providing a happy, clean & safe environment for their guests to spend their holidays.  ATPM seeks management teams who can demonstrate:

Passion for customer service and sales, great people skills and a willingness to exceed customer expectations
A ‘hands-on’ management style – being visible to park guests at all times and jumping in when staff need your help
Ability to think quickly and solve problems
Drive and enthusiasm to approach managing an ATPM park as more than ‘just a job’
Experience in or ability to rapidly learn Reservation Management Software (RMS) and Free Wifi software
Intermediate skills in Microsoft Office, Outlook, Internet Explorer & ability to troubleshoot basic computer issues
Trade or handyperson skills
Understanding of OHS Legislation and practical application in the workplace
Exposure to staff management, recruitment, payroll and wage budgeting
Administrative, organisational and time management skills
Attention to detail
Entrepreneurial flair

ATPM’s Management Agreements
ATPM engages park managers as contractors & not employees. Management teams must therefore be prepared to set up their own Proprietary Limited Company.
Additionally:

Management teams are required to possess enough capital to purchase their own plant and equipment (at a variable cost of approximately $20,000 - $30,000) and fund working capital needs (primarily to cover staff wages until the first contract payment is made).  Plant & equipment purchased will become the property of the management team and is theirs to on-sell at the end of their contract should they so wish. ATPM pays a plant and equipment allowance to cover fuel costs, depreciation and maintenance of this plant and equipment.
Contract payments are made monthly; therefore the contracted management team may require some working capital to meet cash flow requirements.
ATPM pays the management team a ‘Staff Requirement Allowance’ which is to be budgeted appropriately to cover the peak and off-peak seasons of the park. The contracted management team is responsible for the recruitment, management and payroll of all staff on the park.
The park owner (ATPM or Council) cover all operating costs of the park, as well as funding capital works.
Newly appointed management teams must attend Induction for 1.5 days our Support Office on the Gold Coast, and be available for 5 full consecutive days of training at the commencement of their contract.

ATPM’s recruitment process is designed to find the right match between the management team, the Holiday Park and ATPM. The length of the recruitment process can vary however we will endeavour to keep you up to date as best we can.  Elements of our recruitment process may include:

Training
We provide induction to our company policies, systems, support office team and the holiday park industry. Additionally, new managers spend 5-7 days participating in park management training run by our Operations team, followed by ongoing support and training as required. ATPM holds a 2 day conference each year where various speakers provide invaluable information to assist managers in successfully running their parks, as well as a team building session and awards dinner to ensure we all have a bit of fun together.

Support Office
We offer the framework of our Support office as part of the overall management package, which includes established plans and practices for occupational health and safety, marketing, landscaping, waste management, security & asset cleaning.  Our managers also have access to IT support and our Operations team consisting of Regional Managers, Operations Coordinator and National Operations Manager who are available for advice & guidance.

Career Path
ATPM can establish a career path in the industry for outstanding management teams. Some of our existing park managers have moved into a Regional Manager role and there is potential to transfer to other parks within our group when opportunities become available.

Competitive contract
ATPM has a competitive contract which rewards high performers. Most contracts include a performance incentive bonus based on the achievement of KPI’s and the opportunity to earn additional income through commercial ventures such as kiosk sales, tour desk and equipment hire. We have developed our management contracts over the past 12 years to suit the special needs and obligations of the tourist park industry as well as providing an attractive package to the management team which rewards high performance in the park.
